1. Residential Use Only -
Properties are for residential purposes only. Commercial, political, religious, anti-national or illegal activities (including drug use) are strictly prohibited. Suspected illegal activity will be reported to the authorities.

2. Respect for Community -
Guests must not create a nuisance to neighbours or the public. Guests must comply with local moral standards and, where applicable, the rules of the residents' association.

3. Subletting Prohibited -
Guests may not sublet the property to any other person at any time.

4. Cleanliness & Care -
Guests are responsible for keeping the property clean and for using furniture, appliances and utilities responsibly. Cleaning fee Rs.2,000 if the property is left dirty or unhygienic at checkout. Sofa/divan cleaning fee Rs.600 per seat if soiled. Scribbling or damaging walls is prohibited; parents/guardians must prevent children from marking walls.

5. Waste Disposal -
Kitchen and plastic waste must be placed in designated bins. Piling up waste inside the building or littering around the property is prohibited and may attract fines.

6. Power Backup -
Most homes have inverter backup for 1-5 hours. Guests must conserve use of lights and fans during outages. No additional batteries or generator backup will be provided.

7. International Guests -
International visitors must bring their own travel adapters and voltage converters. India uses plug types C, D and M.

8. Household Appliances -
Appliances that fail from normal wear and tear will be repaired promptly where possible. Replacements depend on owner approval. Guests will bear repair or replacement costs resulting from misuse or negligence.

9. Check-in & Check-out -
Standard check-in time / standard check-out time is 08:00 AM. Guests must present original photo ID (Passport, Voter ID, Aadhaar) at check-in; copies will be retained for records. International guests must provide passport copies. Early check-in or late check-out requests may be accommodated subject to availability and may incur additional charges; please contact the property manager in advance to arrange. For arrivals between 9:00 PM and 7:00 AM, guests must collect the keys the day prior from the property manager by appointing an authorized representative; the representative must present a government-issued Aadhaar card and be authorised by the guest. Guests must inform the property manager at least two hours prior to their scheduled check-out and must hand over the keys promptly on departure. Guests checking out earlier or later than the standard 08:00 AM time must obtain prior approval; failure to vacate or follow the agreed procedures may result in additional charges or delayed access.

10. Rent & Payments -
Stays under two months: full rent payable in advance at check-in. Stays over two months: rent payable monthly in advance. Security deposits/booking amounts are refundable only at checkout and cannot be adjusted against rent. No refunds for early check-outs.

11. Occupancy -
Maximum occupancy per bedroom is three persons (two adults + one child under 10). Extensions of stay are subject to availability and must be requested in advance. Overnight visitors require prior permission.

12. Alterations & Structures -
No structural alterations are permitted. Erection of pandals, tents or similar structures for functions is discouraged and may be allowed only with prior written approval and payment of applicable charges.

13. Property Belongings -
Guests must not remove household items from the premises, even temporarily.

14. Liability for Valuables -
Guests are responsible for safeguarding their valuables, including vehicles. The property manager is not liable for theft, loss or damage to guest belongings.

15. Loss of Keys -
Loss of keys will attract a minimum fine of Rs.5,000. Guests are fully responsible for safekeeping of keys and must accept responsibility for any loss.

16. Furniture & Kitchen Items -
Guests must return all furniture to the positions shown in the property inventory at checkout. All kitchen items should be placed on the kitchen counter for inspection to facilitate an efficient checkout.

17. Inventory & Reporting -
Guests must review the inventory at check-in and report any missing or damaged items within 24 hours of arrival. Failure to report will render the guest liable for such items at checkout.

18. Cancellations -
Cancellations made at least 30 days prior to check-in: 80% refund; 20% retained as administrative charge. No refund for cancellations within 30 days of check-in.

19. Internet Use -
Internet (where provided) must be used in compliance with Indian cyber laws. Prohibited activities include fraud, forgery, cybercrime, pornography, defamation, piracy and terrorism-related offences.

20. Electricity & Utilities -
In most homes electricity charges are billed by actual consumption (Rs.9/unit for first 500 units; Rs.12/unit thereafter). In some properties a bulk electricity amount will be collected instead of per-unit billing. Cooking gas refills, internet and DTH (free only for stays of 30+ days) are chargeable as applicable. Newspaper/periodical subscriptions are discouraged and any dues must be cleared before checkout.

21. Damages -
Any damage to the property, fixtures or inventory will be deducted from the security deposit. Damages exceeding the deposit must be fully compensated in cash before vacating.

22. Guest Conduct -
Guests must behave respectfully and follow all terms. Management may evict guests without refund for serious breaches of rules.

23. Noise Control -
Loud music, parties or disruptive events are prohibited. Quiet hours: 10:00 PM to 6:00 AM.

24. Pets -
Pets are strictly not allowed in any property.

25. Parking -
Parking is allowed only in designated areas. Guests must not obstruct driveways or neighbouring properties. The property manager is not responsible for theft or damage to vehicles.

26. Fire Safety -
Do not tamper with electrical wiring, appliances or safety devices. Open flames, candles, incense, firecrackers or wood/charcoal cooking inside the property are strictly prohibited.

27. Security & Visitors -
Keep doors and windows locked when away. Visitors are allowed only with prior approval and must leave by 9:00 PM unless authorised otherwise.

28. Balcony & Terrace Use -
Throwing garbage, cigarette butts or objects from balconies/terraces is prohibited. Clothes may be dried only in designated areas.
